We are seeking a highly skilled and motivated Residential Maintenance Supervisor to oversee the preparation of residential units for new residents. In this role, you will manage maintenance staff and contractors, ensuring that units are efficiently turned over to meet the highest quality standards. You will report directly to the General Maintenance Superintendent and play a key role in maintaining the integrity of properties.

Key Responsibilities:

• Supervise and manage a team of maintenance staff and contractors involved in unit turnover.
• Conduct thorough inspections of vacated units, assess maintenance needs, and create detailed work orders.
• Oversee maintenance tasks including painting, flooring, plumbing, electrical, and general repairs.
• Ensure units meet safety and quality standards, restoring them to Gold Standard condition.
• Coordinate with Property Managers to schedule unit turnovers without disrupting current residents.
• Monitor and manage expenses, ensuring all tasks are completed within budget.
• Address resident inquiries and concerns related to maintenance professionally and promptly.
• Ensure compliance with local, state, and federal regulations in all turnover activities.
• Enforce safety procedures and manage unusual or complex work situations.
• Maintain accurate documentation of unit conditions, work orders, and staff performance.

Qualifications:

• Strong knowledge of maintenance procedures including carpentry, plumbing, electrical work, HVAC, and flooring.
• Excellent communication and interpersonal skills, with the ability to work in a fast-paced, team-oriented environment.
• Proficiency in maintenance management software and Microsoft Office programs.
• High school diploma or equivalent; relevant trade certifications or licenses are a plus.
• Proven experience in residential maintenance and unit turnover, with at least 3-5 years in a supervisory role, preferably in a unionized environment.

Other Requirements:

• Valid driver's license and insurable driving record under the companies auto liability policy, with no more than 6 accumulated points in 3 consecutive years.
